With the high Arizona temperatures in the summer, the 12 hour 40-50 degree temperature swings during the spring and fall plus the cold temperatures of winter, your asphalt driveway, parking lot, street and road needs to have regularly scheduled maintenance to stay in the best of shape and lengthen the life of your asphalt investment.


Cracks in the asphalt are caused by the expansion and contraction of the asphalt due to these extreme temperature ranges. Asphalt is designed as a flexible pavement (as compared to concrete) but over time (usually within a year) the asphalt does crack. Cracks in your asphalt allow water into your subgrade, speeding the deterioration of your asphalt. Cleaning out these cracks and filling them with a hot rubberized crack fill material will substantially prolong the life of your pavement and subgrade underneath.


Raveling is the condition where the upper surface of your asphalt deteriorates due to weather or moisture such as sprinklers. The surface has the appearance of raised stone that can be easily loosened by rubbing your foot back and forth along the surface. You can small stones accumulating in non traffic areas.  This your asphalt surface yelling for help!  It needs to be remedied before it’s too late.

Occasionally you will see pavement striping that is actually raised above the existing asphalt surface by as much as 3/8 of an inch. Normally this condition is too far gone for any kind of seal coat treatment and a thin coat of asphalt (skin patching) needs to be placed over the damaged surface. Because it is so thin, the finished surface of a skin patch will more than likely be much rougher than a full overlay of asphalt (1-1/2 – 2 inches).


Pot holes that are left in your asphalt without being repaired is like a cancer that will continue to grow and grow, adding substantially to the cost for the repairs that will have to eventually happen. Besides the potential damage to vehicles, it allows substantial moisture into your subgrade which travels underneath your undamaged asphalt which weakens it further. Molesworth Paving will sawcut the edges of the hole to define the edges (as opposed to just filling the existing hole) excavate the broken asphalt and dirt/AB in the hole to a uniform depth. The existing bottom of the holes are then compacted and the edges cleaned, a tack coat bonding agent is applied to the edges and the asphalt is placed, leveled and rolled to compaction.


Due to the extreme heat of the Arizona summers the oil in your existing asphalt deteriorates at a much faster rate. An application of asphalt emulsion seal coat replenishes these lost oils. Molesworth Paving will clean the existing asphalt surface and then apply one to two coats of sealer to your asphalt. If you have existing pavement marking, we will call in a pavement marking expert to re-stripe your asphalt.
